Strata law under the microscope

In response to my November Strata Legislation Amendment Bill, the Government announced a comprehensive review of strata and community title laws.

Population growth makes urban consolidation environmentally, economically and socially necessary and strata reform is urgently needed to ensure apartment living remains an attractive choice.

Owners, residents and strata professionals can provide comments through an online forum at http://www.openforum.com.au/strata which will feed in to a report to Government.

My Bill prevents developers from managing their properties to avoid fixing construction defects, prevents dangerous overcrowding, introduces a Code of Conduct to improve executive committees' effectiveness and closes loopholes that prevent special levies for some urgent work.

Consultation also revealed there is difficulty getting documents needed to manage a building from developers, use of the proxy vote system to control a building, illegal parking, clashes between long term residents and holiday or short stay tenants, and difficulties finding pet friendly apartments.

I encourage all owners and occupiers to use this opportunity to present their concerns to Government while it considers improving the laws.
